The Casler School of Real Estate provides continuing education for Arizona real estate license renewal via distance learning (i.e., online courses) to Arizona real estate brokers and salespersons.  All courses are approved by the Arizona Department of Real Estate.  All online courses are for license renewal and not prelicensing (i.e., these courses are not for obtaining a NEW real estate license).  All online courses are presented by Carlton C. Casler, Attorney at Law and certified by the Arizona Department of Real Estate to present these courses.  All online courses consist of text, text with audio, and text with audio and images.  Some courses include full-motion video.

3 hours Commissioner's Standards: New brokers (i.e., licensees who have taken the broker prelicensing course and intend to get their broker's license) must successfully complete this course before the Arizona Department of Real Estate will issue you a broker's license.  You will be able to use the 3 hours continuing eduction toward the 24 hours of continuing education required every two years.  Designated Brokers and self-employed brokers must take this course each time you renew your license.
6 Hours Total - 3 hours Real Estate Legal Issues, 3 hours Contract Law: NEW SALESPERSONS must successfully complete this course before the Arizona Department of Real Estate will issue you a salesperson's license.  You will be able to use the 6 hours continuing eduction toward the 24 hours of continuing education required every two years.  EXISTING LICENSEES: This is a great refresher course for existing licensees AND counts for SIX (6) hours of continuing education: 3 hours Contract Law and 3 hours Real Estate Legal Issues.  In this course, we cover the A.A.R. Arizona Residential Real Estate Purchase Contract (May 2005 version) line-by-line.  You will leave this course with a thorough understanding of the Contract form and how to properly complete it.  We will also cover: (1) the Buyer Advisory, (2) the A.A.R. Critical Date List, (3) the Real Estate Agency Disclosure and Election (READE) form, and (4) the Seller's Property Disclosure Statement (SPDS).
3 hours Agency Law: The course covers the concepts of agency and reviews various Arizona agency forms, including the Real Estate Agency Disclosure and Election (READE) form, the listing agreement, the buyer-broker agreement, the limited representation form (dual agency).
3 hours Contract Law: This courses covers the A.A.R. February 2008 Residential Rental Agreement line-by-line and also includes many practical suggestions and caveats when using this form.
3 hours Contract Law: This courses covers the A.A.R. May 2005 Residential Purchase Contract line-by-line and also includes many practical suggestions and caveats when using this form.
3 hours Disclosure: The course covers the duty of disclosure to buyers and sellers and reviews various Arizona disclosure forms, including the Buyer Advisory and the Seller's Property Disclosure Statement (SPDS).
3 hours Fair Housing: The course covers federal and state legislation relating to fair housing and Article 10 of the National Association of Realtors' Code of Ethics (which relates to fair housing), provides practical examples of how and when fair housing issues arise, how to correctly handle such situations and the penalties for violations.
3 hours General: This courses satisfies the NAR ethics requirement for new Realtors AND the quadrennial ethics requirement for existing Realtors.  This Course covers the history of the National Association of Realtor's (NAR) Code of Ethics, the Preamble and Articles 1 through 9 of the Code of Ethics.
3 hours Real Estate Legal Issues: This a basic and intermediate level course.  This course covers: (1) recent landlord/tenant legislation, (2) the various landlord/tenant laws in Arizona and when each applies, (3) guidelines for doing business as a landlord or property manager, (4) requirements of the Arizona Residential Landlord and Tenant Act, (5) where to spend your time and money as a landlord or property manager, (6) how to handle common tenant problems, (7) what cannot, must and should be in a written rental agreement, (8) comparison between fixed term leases and month-to-month tenancy, (9) discussion of important differences between a lease with an option and a lease/purchase, (10) preparation of other forms, where to get them, how to fill them out, when to serve them and how to serve them, and (11) an overview of the eviction process.
3 hours General: This courses satisfies the NAR quadrennial ethics requirement for existing Realtors.  This Course covers the history of the National Association of Realtor's (NAR) Code of Ethics, the Preamble and Articles 10 through 17 of the Code of Ethics.  Includes 2008 amendment to Article 12 and the new Standards of Practice 12-12 and 12-13.
